When it comes to selling your home, understanding the factors that influence its resale value is crucial. In the current busy property market certain elements can significantly impact the price your property commands.
Here are the top five factors to consider for a successful home sale. Location, Location, Location: Areas that boast a picturesque setting and within close proximity to Dublin make them a sought-after location for homebuyers. The distance to essential amenities, schools, parks, and transport links can greatly influence your home's resale value. Highlighting the convenience and accessibility of your property's location can make it more appealing to potential buyers. Property Size and Layout: The size and layout of your home play a pivotal role in determining its resale value. Consider the number of bedrooms, bathrooms, and overall square footage. Homes with well-designed, functional layouts are often more attractive to buyers. Additionally, showcasing any unique features or recent renovations can enhance your property's perceived value. Condition and Maintenance: A well-maintained home is likely to fetch a higher resale value. Regular upkeep, repairs, and modernisation contribute to a positive first impression. From a fresh coat of paint to ensuring all systems are in working order, presenting your home in top condition can set it apart in the competitive market. Market Trends and Demand: Keeping an eye on current market trends in local areas is essential. Factors such as supply and demand, interest rates, and economic conditions can influence property values. Working with a knowledgeable estate agent, such as Robertsons, can help you stay informed about the latest market dynamics and position your property accordingly. Curb Appeal and Outdoor Spaces: The visual appeal of your home, both inside and out, contributes to its resale value. Invest in curb appeal by maintaining a well-kept garden, a welcoming entrance, and an aesthetically pleasing exterior. Outdoor spaces, such as gardens or patios, can significantly enhance the overall value, especially in areas such as Donabate, Rush and Lusk, where the coastal surroundings add to the allure. In conclusion, understanding these key factors can empower you to make informed decisions when preparing to sell your home in North County Dublin. In this blog, we'll explore the unique benefits of selling your home in Donabate and its surrounding areas during the winter season and provide you with valuable tips to make your winter home sale a success.
Benefits of Selling Your Home During Winter Less Competition: One of the most significant advantages of selling your home during winter is the reduced competition. With fewer sellers in the market, your property is more likely to stand out to serious buyers. Motivated Buyers: The buyers who are actively looking during winter are often more motivated. They may have urgent reasons for moving, such as downsizing, family changes, or investment opportunities. Cosy and Inviting Atmosphere: Winter can create a warm and inviting atmosphere in your home. You can highlight the cosiness of your property with the right staging, including soft lighting, warm colours, and tasteful holiday decorations. Tips for a Successful Winter Home Sale: Maximise Curb Appeal: Keep your property's exterior well-maintained. Clear pathways of weeds and clutter, add some winter-friendly plants, and consider outdoor lighting to make your home look welcoming. Proper Lighting: As the days are shorter during winter, ensure that your home is well-lit. Open curtains and blinds during the day, and use soft, warm lighting to create a pleasant ambiance in the evenings. Set a Competitive Price: Work with your estate agent to determine the right asking price based on current market conditions and winter-specific factors. Highlight Your Home's Winter Features: Emphasise features that are especially appealing during winter, such as a fireplace, underfloor heating, or a well-insulated home. Be Flexible with Showings: Understand that potential buyers may have limited daylight hours to view your home during winter, so be flexible with showing times. Selling your home during winter requires a different approach, but it can be a highly successful endeavour. With the right strategies and a dedicated estate agent, you can take advantage of the unique benefits that the winter season brings to the real estate market. Tips for Preparing Your Home to Rent26/7/2023 When it comes to letting or renting out your home, proper preparation is key to attracting potential tenants and maximising your rental income. In this blog post, we will provide you with valuable tips and insights on how to prepare your property for the rental market successfully. From enhancing curb appeal to ensuring a clean and inviting interior, these tips will help you make a positive impression on prospective tenants.
Boost Curb Appeal First impressions matter, so it's crucial to create an appealing exterior for your rental property. Start by enhancing curb appeal through simple yet effective measures like maintaining a well-kept garden, ensuring a clean façade, and repairing any visible damages. A fresh coat of paint on the front door, tidy windows, and a clear address sign will make your property stand out. Remember, a visually appealing exterior can entice potential tenants and set a positive tone for the viewing. Deep Clean and Declutter A spotlessly clean interior is essential to attract tenants. Prior to showcasing your property, thoroughly clean every corner, paying attention to details like floors, carpets, windows, and bathrooms. Eliminate any unpleasant odors by using air fresheners. Additionally, declutter each room, removing personal items to create a neutral and spacious atmosphere. A well-organised and clean-living space will enable tenants to envision their own belongings in the property. Make Necessary Repairs and Maintenance Address any noticeable maintenance issues in your property before listing it for rent. Fix leaky taps, faulty electrical outlets, broken tiles, or chipped paint. Ensure that all appliances are in working condition and replace any worn-out or outdated fixtures. Regular maintenance demonstrates your commitment to providing a safe and functional living space, which will attract reliable and responsible tenants. Enhance Lighting and Neutralise Colours Optimal lighting can transform the ambiance of any room. Replace dim or outdated light fixtures with energy-efficient bulbs to create a bright and inviting atmosphere. Additionally, consider neutralising bold or personalised wall colours with a fresh coat of paint in neutral tones. A neutral colour palette appeals to a wider range of tenants and allows them to visualise their own style and furniture in the space. Preparing your home for renting involves planning and attention to detail. By boosting curb appeal, deep cleaning, making necessary repairs, and enhancing lighting, you can significantly increase the desirability of your property. These tips will help you attract quality tenants and secure a successful rental agreement. For more information on how we can help you with your rental property contact us here.

Firstly, what is an executor sale? An executor sale refers to the process of selling a property on behalf of the estate of a deceased person. This can be a complicated and time-consuming process that involves several steps and legal procedures, particularly in Ireland.
The first step in executor sales is to obtain a grant of probate, which is a court order that confirms the validity of the deceased's will and appoints an executor to administer the estate. While waiting to obtain the grant of probate the executor can proceed with instructing an estate agent and start the process of selling the property. A property valuation must also be obtained, either from a qualified valuer or an estate agent, to determine the market value of the property. This valuation will be used to set the asking price for the property. The next step is to market the property, this is usually by placing property details on websites such as daft.ie and myhome.ie, promoting the property on social media, and hosting viewings. The executor must also obtain the necessary legal documents, such as the title deeds and planning permission certificates, to facilitate the sale. Once a buyer is found, and price is agreed, a contract for sale is then drawn up by the solicitor. It is then signed by both parties with a closure date set, usually 10 days after grant of probate. Finally, the sale is completed when the balance of the purchase price is paid to the executor, and the property is transferred to the buyer. The executor’s solicitor will distribute the proceeds of the sale to the beneficiaries of the estate, according to the terms of the will. Overall, executor sales can be a complex and lengthy process, but with the help of a qualified legal professional and estate agent, the process can be streamlined and successful. At Robertson Estate Agents, we have years of experience working on executor sales and offer advice and guidance throughout the process. For more information on our services, please click here.

8 Tips to Make Your Home More Sellable28/3/2023 Selling a home can be a stressful process, but there are steps you can take to make your property more appealing to potential buyers. In this blog, we'll share 8 tips to make your home more sellable and increase your chances of a quick and profitable sale.
Declutter and Depersonalise Before listing your home, it's important to declutter and depersonalise. Remove any overly personal items or knick-knacks that could distract buyers from envisioning themselves in the space. This will also help to create a sense of spaciousness and organization. Deep Clean A clean home is a more sellable home. Make sure to thoroughly clean every room, including carpets, walls, and windows. Consider hiring a professional cleaning service to ensure every nook and cranny is spotless. Make Minor Repairs Small repairs, such as fixing a leaky tap or pipe or replacing a broken tile, can make a big difference in the perceived value of your home. Take care of these minor repairs before listing your home to avoid turning off potential buyers. Neutalise Paint Colours While you may love your bright orange accent wall, potential buyers may not. Neutralise the paint colours in your home to create a more universally appealing space. Stick with beige or gray tones to make the space feel warm and inviting. Stage Your Home Staging your home is the process of setting up your space to look its best for potential buyers. This can include adding furniture or decor, rearranging furniture, or bringing in a professional stager. Staging helps buyers see the potential of your home and can increase its perceived value. Enhance Curb Appeal First impressions matter, and the exterior of your home is the first thing potential buyers will see. Make sure your grass is cut, the bushes are trimmed, and the exterior of your home is clean and well-maintained. Consider adding potted plants or flowers to create a welcoming entrance. Upgrade Your Lighting Proper lighting can make your home feel warm and inviting. Replace any outdated or dim lighting fixtures with brighter, more modern options. Consider adding lamps or other lighting sources to create a cozy atmosphere. Highlight Unique Features Every home has unique features that make it stand out. Highlight these features to potential buyers to make your home more memorable. This could include a cozy fireplace, a stunning view, or a gourmet kitchen. By following these 8 tips, you can make your home more sellable and increase your chances of a quick and profitable sale.
