INFORMATION FOR LANDLORDS AND TENANTS

Tenant Information

All lettings are subject to suitable references and also the Landlords approval. All references must be received at least 5 working days prior to signing of Lease and they can be sent by email or faxed to the office.

Please inform your referees that we will be contacting them.

Should you decide to lease the property we require the following references for each tenant:

  • Current address.
  • Current employers reference or if you are self employed accountants reference in writing.
  • Previous Landlord or character reference in writing.
  • Passport or driving licence (for photocopying by us)
  • PPS number of each tenant.
  • Copy of utility bills.

At the end of the lease term the security deposit will be returned if all monies due have been paid (rent, ESB, gas, refuse etc.), the house/apartment has been returned to the landlord in the condition it was received and no other term of the lease has been breached.

Money will be deducted from the deposit for any damage caused by the tenants. Should the tenants break the Lease Agreement, loss of the security deposit is automatic.

 

Landlord Information

We will advertise your property on the following national web sites, daft.ie, robertsonestates.ie, myhome.ie, onview.ie. We will also carry out all viewings with prospective tenants around your property.

We will check their references:

  • Current Address
  • Current Employer Reference
  • Previous Landlord or Character Reference
  • Bank Statements
  • Photo I.D
  • Proof of PPS number

Draw up Lease Agreement.

Collect one months security deposit and ensure on the day the tenants move in they have lodged the first month's rent and set up a standing order.

Take ESB & gas readings and ensure both utilities are transferred into the Tenants name.

Secure the best market rental value at time of renewal of Lease Agreement.

PROPERTY MANAGEMENT SERVICE

The services that we offer take away all the stress from you that come’s with letting a property such as taking photo’s, advertising, client vetting and viewings etc along with a full management package.

  • Inspect the property at the end of the Lease Agreement. Where damage has been caused above the normal wear & tear, the cost of repair is deducted from the security deposit. Any servicing or repairs are the Landlords responsibility and can be carried out at this time. The property can be placed on our letting list prior to becoming vacant to avoid the loss of rental income.
  • Transfer of electric and gas accounts.
  • Arranging repairs and maintenance, we have a panel of tradesmen that we use.
  • Management inspections and landlord reports.
  • All tenant queries.
  • Management of the handover between tenants.
